Villa Sabai was designed as a comfortable holiday home where everyone can enjoy their own privacy.
The property is divided between two separate buildings arranged around the swimming pool and garden.

Villa Sabai is entirely reserved for you throughout your stay.
No part of the villa, swimming pool or garden is shared with other guests.
The residence is accessible by a flat, paved road.
Your arrival is handled personally by our team.
A team member will welcome you directly at Villa Sabai to:
• Complete the check-in formalities
• Take the electricity meter reading
• Introduce you to the villa and its equipment
• Answer your first questions
• Help you settle in comfortably
Our team remains available daily from 9:00 AM to 6:00 PM:
• At the residence office
• By phone
• Through messaging applications
Karma Shana is a private villa residence rather than a hotel and is currently in its soft-opening phase:
• Two-thirds of the project is completed and fully operational
• The remaining section is still under development
As on many islands in Thailand, occasional electricity or water interruptions may occur due to maintenance or unforeseen incidents. These situations are uncommon and beyond our control.
CHECK-IN & CHECK-OUT
• Check-in: from 2:00 PM to 6:00 PM
• Check-out: from 9:00 AM to 12:00 PM
Arrivals or departures outside these hours are subject to availability and will incur additional fees.
Please share your estimated arrival time with us in advance.
SECURITY DEPOSIT & UTILITIES
• Refundable security deposit: 10,000 THB in cash upon arrival
• Electricity: 7 THB per kWh
• Water: included
Electricity consumption is calculated using meter readings taken at check-in and check-out.
The security deposit is returned at check-out after a final inspection of the villa conducted together.
CLEANING & LINEN
• The 3,000 THB end-of-stay cleaning fee is already included in your reservation
• For stays of 7 nights or more, one complimentary cleaning service with linen change is included each week
• Additional cleaning services can be arranged upon request, with additional fees
WELCOME PACKAGE
A complimentary starter pack is provided upon arrival, including:
• Bottled water
• Coffee
• Essential toiletries
• Basic household and sanitary products
These items are provided as a welcome courtesy and are not replenished during the stay.
OCCUPANCY
• Maximum occupancy: 6 guests
• 1 additional infant under 3 years old is accepted free of charge
• Baby cot available upon request, free of charge
HOUSE RULES
• No pets
• No smoking inside the villa
• Smoking is permitted outdoors using the ashtrays provided
• A 10,000 THB cleaning penalty applies in case of indoor smoking
• Quiet hours: 10:00 PM to 8:00 AM
• Events and gatherings require prior approval
• Unauthorized parties or excessive noise will result in immediate termination of the stay without refund
