A member of our team will personally welcome you, complete the check-in formalities and show you around the villa.
Our on-site team is available daily from 9:00 AM to 6:00 PM to assist with the villa, transportation, vehicle rentals, excursions and local recommendations.
IMPORTANT INFORMATION
Karma Shana is currently in its soft-opening phase. Approximately two-thirds of the residence is completed and fully operational, while development continues in the remaining section.
The property is a private villa residence rather than a hotel. As elsewhere on Koh Samui, occasional external electricity or water interruptions may occur and remain beyond our control.
ARRIVAL & DEPARTURE
• Check-in: 2:00 PM–6:00 PM
• Check-out: 9:00 AM–12:00 PM
• Different times are subject to availability and will incur an additional fee
• Please share your estimated arrival time in advance
DEPOSIT & UTILITIES
• Refundable cash security deposit: 10,000 THB or equivalent in EUR/USD
• Fully returned after the joint check-out inspection, provided no damage or missing items are identified
• Electricity: 7 THB per kWh, based on check-in and check-out meter readings
• Water included
CLEANING & AMENITIES
• The 3,000 THB end-of-stay cleaning fee is included in the reservation total
• One complimentary weekly cleaning with linen change is included for stays of 7 nights or more
• A complimentary starter pack with water, coffee, toiletries and household essentials is provided upon arrival
• Starter amenities are not replenished during the stay
OCCUPANCY
• Maximum 6 guests
• 1 additional infant under 3 years old accepted free of charge
• Baby cot available upon request, free of charge, subject to availability
HOUSE RULES
• No smoking indoors
• A 10,000 THB charge applies if smoke is detected inside

• Quiet hours: 10:00 PM–8:00 AM
• Events and gatherings require prior approval
• Unauthorized parties or excessive noise may result in termination of the stay without refund
