The space

Villa Shiva is organized around a private central courtyard, with the living areas and bedroom suites distributed between two separate buildings.
This layout allows guests to enjoy time together while preserving additional privacy between the different sleeping areas.

Guest access

Villa Shiva is reserved exclusively for you throughout your stay.
No part of the villa, pool or garden is shared with other guests.
The residence is reached by a flat and easily accessible road.

Interaction with guests

Your arrival is handled personally by our team.
A team member will meet you directly at Villa Shiva to:
• Complete the check-in formalities
• Take the electricity meter reading
• Introduce you to the villa and its equipment
• Answer your first questions

During your stay, assistance is available daily from 9:00 AM to 6:00 PM:
• At the residence office
• By phone
• Through messaging applications

Other things to note

Karma Shana is a private villa residence rather than a hotel and is currently in its soft-opening phase:
Two-thirds of the project is completed and fully operational while the remaining section is still under development

As on many islands in Thailand, occasional electricity or water interruptions may occur due to maintenance or unforeseen incidents. These situations are uncommon and beyond our control.

CHECK-IN & CHECK-OUT

• Check-in: from 2:00 PM to 6:00 PM
• Check-out: from 9:00 AM to 12:00 PM

Arrivals or departures outside these hours are subject to availability and will incur additional fees.
Please share your estimated arrival time with us in advance.

SECURITY DEPOSIT & UTILITIES

• Refundable security deposit: 10,000 THB in cash upon arrival
• Electricity: 7 THB per kWh
• Water: included

Electricity consumption is calculated using meter readings taken at check-in and check-out.
The security deposit is returned at check-out after a final inspection of the villa conducted together.

CLEANING & LINEN

• The 3,000 THB end-of-stay cleaning fee is already included in your reservation
• For stays of 7 nights or more, one complimentary cleaning service with linen change is included each week
• Additional cleaning services can be arranged upon request, with additional fees

WELCOME PACKAGE

A complimentary starter pack is provided upon arrival, including:

• Bottled water
• Coffee
• Essential toiletries
• Basic household and sanitary products

These items are provided as a welcome courtesy and are not replenished during the stay.

OCCUPANCY

• Maximum occupancy: 6 guests
• 1 additional infant under 3 years old is accepted free of charge
• Baby cot available upon request, free of charge

HOUSE RULES

• No pets
• No smoking inside the villa
• Smoking is permitted outdoors using the ashtrays provided
• A 10,000 THB cleaning penalty applies in case of indoor smoking
• Quiet hours: 10:00 PM to 8:00 AM
• Events and gatherings require prior approval
• Unauthorized parties or excessive noise will result in immediate termination of the stay without refund

For your peace of mind, please use the in-room safe for your valuables. Karma Shana Residence cannot be held responsible for lost, stolen or damaged personal belongings.

wir haben gerade 2 Wochen in der Villa verbracht und hatten eine tolle Zeit. Diane hat uns den Aufenthalt so schön und angenehm wie nur möglich gemacht - sie hat proaktiv unterstützt, war jederzeit erreichbar - all das gibt einer Familie ein zusätzlich gutes Gefühl. Das Haus hat so eine schöne Wohlfühl Energie. Man benötigt für die Gegen am besten einen Roller - aber auch dabei kann Diane helfen. Wie auch bei Taxis. Einfach ein toller Rundum-Service. Danke Diane!
