Guests are expected to respect quiet hours from 10:00 PM to 8:00 AM to ensure a peaceful environment for all residents in the area.
Smoking is strictly prohibited indoors. Smoking is only allowed in outdoor areas, and ashtrays must be used. A cleaning fee of 10,000 THB will be charged for any violation.
Pets are not allowed in the villa.
Events or gatherings must be approved in advance. Unauthorized parties or loud noise beyond quiet hours may result in immediate termination of the stay without refund.
Electricity (7 THB/kWh) will be billed based on meter readings at check-in and check-out.
The villa accommodates a maximum of 6 guests. An additional baby (under 3 years old) is allowed, and a baby cot can be provided upon request.
A refundable security deposit of 10,000 THB if stay is < than 7 nights; or of 20,000 THB if stay ≥ 7 nights is required at check-in to cover any damages or utility usage. This will be refunded upon check-out after inspection.
Guests have exclusive access to the entire villa, including the private pool, garden, and all indoor facilities. Additionally, you can enjoy the communal residence amenities, such as the 24/7 fitness room, starting from January 2026. Parking is available directly on the premises.

Throughout your stay, we are available for assistance via phone or messaging apps (during working hours, from 9:00am to 6:00pm). Electricity:
Electricity is charged at 7 THB per kWh and measured by meter readings upon check-in and check-out.
Security Deposit:
A refundable deposit of 10,000 THB if stay is < than 7 nights; or of 20,000 THB if stay ≥ 7 nights is required in cash, at check-in, to cover any damages, breakages, or utility charges.
House Rules:
Smoking is only allowed outdoors. Pets are not permitted.
Check-In/Out:
Check-in is from 2:00 PM to 6:00 PM, and check-out is between 9:00 AM and 12:00 PM.
Late arrivals may incur additional fees.
