The villa, pool and garden are entirely private and are never shared with other guests.
Villa Katy is located in a peaceful coconut grove near Lamai, offering a quiet tropical setting while remaining close to everyday conveniences.
A member of our team will personally welcome you at the villa, guide you through the property and complete the check-in formalities with you.

• Check-in: from 2:00 PM to 6:00 PM
• Check-out: from 9:00 AM to 12:00 PM
Arrivals or departures outside these hours are subject to availability and will incur additional fees.
Please share your estimated arrival time with us in advance.
SECURITY DEPOSIT & UTILITIES
• Refundable security deposit: 10,000 THB in cash upon arrival
• Electricity: 7 THB per kWh
• Water: included
Electricity consumption is calculated using meter readings taken at check-in and check-out.
The security deposit is returned at check-out after a final inspection of the villa conducted together.
CLEANING & LINEN
• The 3,000 THB end-of-stay cleaning fee is already included in your reservation
• For stays of 7 nights or more, one complimentary cleaning service with linen change is included each week
• Additional cleaning services can be arranged upon request, with additional fees.
WELCOME PACKAGE
A complimentary starter pack is provided upon arrival, including:
• Bottled water
• Coffee
• Essential toiletries
• Basic household and sanitary products
These items are provided as a welcome courtesy and are not replenished during the stay.
OCCUPANCY
• Maximum occupancy: 6 guests
• 1 additional infant under 3 years old is accepted free of charge
• Baby cot available upon request, free of charge
HOUSE RULES
• No pets
• No smoking inside the villa - Smoking is permitted outdoors using the ashtrays provided
• A 10,000 THB cleaning penalty applies in case of indoor smoking
• Quiet hours: 10:00 PM to 8:00 AM
• Events and gatherings require prior approval
• Unauthorized parties or excessive noise will result in immediate termination of the stay without refund
RESIDENCE INFORMATION
Karma Shana is a private villa residence rather than a hotel and currently in its soft-opening phase:
• Two-thirds of the project is completed and fully operational
• The remaining section is still under development
As on many islands in Thailand, occasional electricity or water interruptions may occur due to maintenance or unforeseen incidents. These situations are uncommon and beyond our control.
For your peace of mind, please use the in-room safe for your valuables. Karma Shana Residence cannot be held responsible for lost, stolen or damaged personal belongings.

January 2026Absolutely immaculate and stunning property, with peaceful and tranquil ambience in a fabulous location with all amenities on hand. It’s a well located new property built to a high standard, that is well looked after and kept in spotless condition. Nice little touches included the welcome pack. Diane really is a superb host, nothing is too much trouble, she’s exceptionally friendly and helpful as well as taking great pride in the property. Although not the cheapest property available at the time of our stay, it was certainly worth the money and we will definitely stay again for longer in the future.
