No part of the villa, swimming pool or garden is shared with other guests.
The residence is accessible by a flat, paved road.

Your arrival is handled personally by our team. We welcome you directly at Villa Ganesha and assist you with:

• Answer your first questions

Our team remains available daily from 9:00 AM to 6:00 PM:

Other things to note

Karma Shana is a private villa residence rather than a hotel and is currently in its soft-opening phase. Two-thirds of the project is completed and fully operational while the remaining section is still under development

As on many islands in Thailand, occasional electricity or water interruptions may occur due to maintenance or unforeseen incidents. These situations are uncommon and beyond our control.

CHECK-IN & CHECK-OUT

• Check-in: from 2:00 PM to 6:00 PM
• Check-out: from 9:00 AM to 12:00 PM

Arrivals or departures outside these hours are subject to availability and will incur additional fees. Please share your estimated arrival time with us in advance.

SECURITY DEPOSIT & UTILITIES

• Refundable security deposit: 10,000 THB in cash upon arrival
• Electricity: 7 THB per kWh
• Water: included

Electricity consumption is calculated using meter readings taken at check-in and check-out. The security deposit is returned at check-out after a final inspection of the villa conducted together.

CLEANING & LINEN

• The 3,000 THB end-of-stay cleaning fee is already included in your reservation
• For stays of 7 nights or more, one complimentary cleaning service with linen change is included each week
• Additional cleaning services can be arranged upon request, with additional fees

WELCOME PACKAGE

A complimentary starter pack is provided upon arrival. These items are provided as a welcome courtesy and are not replenished during the stay.

OCCUPANCY

• Maximum occupancy: 6 guests
• 1 additional infant under 3 years old is accepted free of charge
• Baby cot available upon request, free of charge

HOUSE RULES

• No pets
• No smoking inside the villa
• Smoking is permitted outdoors using the ashtrays provided
• A 10,000 THB cleaning penalty applies in case of indoor smoking
• Quiet hours: 10:00 PM to 8:00 AM
• Events and gatherings require prior approval
• Unauthorized parties or excessive noise will result in immediate termination of the stay without refund

For your peace of mind, please use the in-room safe for your valuables. Karma Shana Residence cannot be held responsible for lost, stolen or damaged personal belongings.

Nous avons passé un séjour absolument merveilleux dans cette maison à Koh Samui. Le logement est superbe, très bien entretenu, parfaitement équipé et idéalement situé pour profiter pleinement de l’île. Tout était conforme à la description, voire mieux ! Un grand merci à Diane pour sa gentillesse, sa disponibilité et son accueil chaleureux. Elle a été très attentive à nos besoins et toujours prête à nous aider ou nous conseiller, ce qui a vraiment rendu notre séjour encore plus agréable. Nous recommandons cette maison sans hésitation et y reviendrons avec grand plaisir !
